An Adaptive Reuse Project in Atlanta, Georgia

This project consists of 2 existing metal buildings that total 25,000 SF. The buildings sit on 1.353 acres in the English Avenue District, which is severely underdeveloped. The intent is to renovate and adaptively use the facilities as a mixed-use development and guarantee successful integration into English Avenue which would provide food, jobs, facilities, for residents, as well stimulate the current economy in the area.

For a development such as one envisioned for 455 Vine Street to guarantee successful integration into English Avenue, it must include community involvement and community engagement to be sustainable. The development cannot displace current residents, but instead incorporate and strengthen the community through proper programming of spaces. 

Integrating carefully considered programming that gives back to the community is key, especially one that fills in a void of services that are needed such as childcare, fitness + wellness and access to fresh, healthy food.

The following programmed spaces are highly encouraged and should all include some aspect of giving back to the community it serves:

  • Urban Farm

  • General Store / Bodega

  • Restaurant

  • Barber / Hair Salon

  • Day Care

  • Senior Services

  • Office Spaces (private + co-working)

  • Fitness

  • Event and Theater Community Center
